Best South Florida Neighborhoods for Families in 2025

The best South Florida neighborhoods for families renting in 2025. School districts, space, safety, and value across Miami, Fort Lauderdale, Hollywood, and Broward.

What Families Look for in South Florida

Families renting in South Florida typically prioritize school quality, space (2 or 3 bedrooms), access to outdoor areas, and a manageable commute. The good news is that several South Florida neighborhoods check all of these boxes at price points well below what comparable space would cost in comparable cities in the northeast.

Coconut Grove, Miami: Best for Families Who Want Miami Proper

Coconut Grove is Miami's most family-friendly neighborhood. Bayfront parks, marinas, top-rated schools, and a quiet residential feel set it apart from the rest of the city. It is still Miami, so rents reflect that, but many families find the extra cost worth it for the environment.

Pembroke Pines: Best Value in Broward for Families

Pembroke Pines consistently ranks as one of the best cities for families in South Florida. The school district is strong, the city is clean and well-maintained, and apartment rents are noticeably lower than Fort Lauderdale or Boca Raton. Large apartment communities here often have pools, gyms, and dog parks. The trade-off is that it is car-dependent and the commute to Miami can be long.

Doral: Best for Families Near the Airport Corridor

Doral has transformed dramatically over the past decade. The schools are excellent (Doral Academy is one of the top charter schools in Florida), the master-planned Downtown Doral area has parks and walkability built in, and the housing stock skews toward larger apartments and townhomes. Popular with families who have commutes toward Miami International Airport or work in Doral's business parks.

Weston: Best for Families Who Want Suburban Space

Weston is a master-planned city in western Broward County with top-rated schools, low crime, large homes and apartments, and a very suburban feel. Rents are competitive for the space and quality you get. The commute to Fort Lauderdale or Miami is manageable but Weston is intentionally designed so that most daily needs are met locally.
