During the Showing
Check water pressure in both the shower and kitchen sink. Test the AC (critical in South Florida). Look for signs of moisture or mold around windows, under sinks, and in closets. Open every cabinet and closet. Check cell signal in the unit. Ask about pest control policies. Look at the parking situation and confirm your assigned spot if applicable.
Questions to Ask the Landlord
Ask what utilities are included in rent. Ask how maintenance requests are handled and what the typical response time is. Ask about the lease renewal policy and whether rent increases are common. Find out if the unit has ever had flooding or water damage. Ask what the noise situation is like from neighbors and nearby streets.
Before Signing the Lease
Read the full lease before signing. Check the lease end date, what happens if you need to break it early, and what the rules are on subletting. Confirm the exact monthly rent and any fees listed separately. Document the condition of the unit with photos on move-in day and send them to the landlord in writing to protect your security deposit.
After You Sign
Get renter's insurance before your move-in date. It typically costs $15 to $30 per month and covers your belongings against theft, fire, and water damage. Set up utilities in your name before you arrive if the lease requires it. Keep a copy of your lease and all correspondence with your landlord in a single folder.
